This week’s article is full of tips for people selling their properties. When you are thinking of selling your property, it’s not  just advice on the price that is important, it is also the advice on preparing the property for sale. This ensures that the property is given the best opportunity to achieve the very best price, in a timely manner.

Home preparation

Preparation can include tips on painting, servicing heating systems, window and door servicing, de-cluttering, garden maintenance and overall presentation. This can dramatically increase your return for a faction of investment.

Title Deeds/Finance Advice

If you have a mortgage, your solicitor will contact your bank in advance of selling and request the title documents. It is best to do this as soon as you decide to sell to avoid delays once the property has been sale agreed. It is also important to consult with your bank or mortgage broker in advance to arrange a new mortgage or arrange transfer of your existing mortgage.

Legal

Notify your solicitor as soon as you have decided to sell. They provide you with a check list of documents that they will need to prepare contracts for the sale. These will include, title documents, planning documents, LPT receipts, BER certification, Anti-money laundering documents and more.

Mapping

If you are selling your property, you solicitor will ask you for a “Land Registry Compliant Map”, which is necessary for conveyance. Rights-of-way/ easements will also be shown and are a legal requirement if you wish to maintain access to your land through land owned by others. You must register, rights of way wayleaves, wells, pipes, etc. Boundary disputes may only come to light during the sale process and seriously endanger a sale.

 

Planning/ Building Regulations

Double check that your property is compliant with the planning permission granted and building regulations. It may be many years since the house was built and you may take it for granted that everything is in order, but it may not be. If you have any doubts regarding extensions, entrance gates, attic conversions, garden rooms/garages, any other modifications, engage with an engineer, ask them to advise you and if remedies are needed.
