Tighter restrictions on short-term lets are set to be introduced in rent pressure zones.

Under the plans, it would not be permitted to advertise homes without planning, on the likes of Airbnb.

The plans aim to strengthen regulatory controls on the short-term letting for a second home.

The amendment, if enacted, will mean from September 1st users on online platforms like Airbnb won't be able to advertise properties in these areas, if they don't have the right planning permission.

The planning permission in question - obtained through the local authority- states a property must be approved to change from residential to either a short-term or holiday home let.

Housing Minister Darragh O'Brien hopes the new controls will lead to more homes on the long-term rental market in RPZs, where rents are highest and where households have the greatest difficulty finding affordable accommodation.
