First time buyers now need around €77,000 in order to be able to purchase a home.
The latest report from the Banking and Payments Federation shows that's up from €71,000 in 2019.
Wicklow had the highest household income for new properties, while just a quarter of mortgages in Limerick were on new builds.
Brendan Burgess from Askaboutmoney.com says access to buying apartments can be tough for first time buyers.
"Most of the apartments being built now around the country are being built to rent.
"Private buyers just can't get at them.
"Lots of those are being bought by private investors and then rented to the local authorities for social housing."
